We recently closed an off market property located at 3590 PARKRIDGE CIR, #29-103, SARASOTA, FL 34243. The seller of the property was a repeat client of ours, one we had worked with numerous times. The unit had a tenant, a quite difficult tenant may I add, which presented challenges when it came to showings, marketing, etc; but was ready to sell. Even though the tenant had a right to quiet enjoyment, the owner also has a right to procure a sale. We had a particular buyer in mind, who I knew this property would be perfect for. She was a first time home buyer, working with a fellow Coldwell Banker agent in our office. The buyer had already looked at multiple properties, and was getting outbid before she even had a chance to make an offer.
The timing was impeccable, with our seller decide to take advantage of the market, and our buyer needing to secure where she would leave when her lease ended in August; the same time the tenant would leave.
After some skill and negotiation, the parties were able to come to an agreement on a contract, with a long closing to allow the tenant to stay in place and the buyer to be able to stop throwing money down the drain by renting.
